The honest cost of a historic renovation

Sills, plaster, review boards and the line items that surprise first-time owners of an 1840s single house.

The romance of an old Charleston house is real. So is the sill replacement quote. Buyers who understand both tend to be very happy here, and the ones who only planned for the first are the ones we hear from in year two.

These are the numbers and timelines we share with buyers before they write on a pre-1900 house, drawn from projects our clients have completed recently. Treat them as sample ranges rather than quotes.

Structure first, finishes last

The order matters. Sills, piers, framing and the roof come before any kitchen. We have watched owners install a beautiful kitchen and then take up the new floor eighteen months later to replace a rotten sill underneath it.

A structural engineer's report costs a sample $650 to $1,200 and is the best money spent on an old house. It gives you a sequence, and a sequence gives you a budget.

Plaster, windows and the things you cannot simply replace

Historic windows can usually be restored for less than replacement, and inside the Old and Historic District restoration is often the only approved route. Sample restoration runs $650 to $1,400 per sash including weights, glazing and a storm panel.

Plaster repair is a specialist trade in this city, with a small number of people doing most of the good work. Book months ahead rather than weeks.

The review board is a calendar item, not an obstacle

Board of Architectural Review submissions run on a published schedule. Straightforward applications clear in one cycle. Anything involving massing, new openings or a visible addition should be planned for two or three.

Our practical advice is to appoint an architect who has presented to this board before. The difference in preparation is visible from the public seats.

An old house does not cost more than a new one. It just asks you to spend in a different order.

Where owners genuinely save

Phasing is the honest saving. Structure and systems in year one, kitchen in year two, garden in year three. Owners who phase almost always spend less in total than owners who try to do everything before moving in.

The second saving is restraint. Charleston interiors look their best when the house is allowed to be old. The plaster, the wide boards and the wavy glass are the product.

What this means when you sell

Buyers pay for systems they cannot see once they trust the house. A documented sill repair, a dated roof and an electrical certificate are worth real money at resale, more than a fashionable kitchen from six years ago.
