Say the true number
Our valuation is the number we would buy at, not the number that wins the listing appointment. Sellers hear the reasoning page by page.
Since 2014
Eleven years on the peninsula, three studios, six agents and a deliberate cap on how much we take on.

How we got here
Rosalind Mercier spent eleven years at a large downtown firm before deciding that the part of the job she liked, sitting in someone's front room and telling them the truth about their house, kept getting squeezed out by volume targets.
Harbor & Vine opened in 2014 in one room on Vendue Range with a single listing and a borrowed table. The rule then is the rule now: every client gets one named agent, every valuation gets written reasoning, and nobody hears a number designed to flatter them.
Eleven years later there are six of us across three studios. We still cap the rental portfolio at around a hundred doors, and we still turn down assignments outside Charleston County when somebody else would serve them better.

We would rather lose the listing than win it with a number we do not believe.

Every buyer gets written condition notes before they write. We would rather lose a sale than let someone inherit a rotten sill.
The binder, the tradespeople, the annual check in. Two thirds of our business comes from people we have already worked for.
Six agents and 96 managed doors, deliberately. Growth past that would cost the thing clients actually pay us for.
Slow growth, mostly by referral. The studio has never run a billboard.
Rosalind Mercier leaves a large downtown brokerage and takes one listing with her. The studio is a single room above a rug shop.
Naomi Fairbanks joins and the first twelve rental doors come under management. The maintenance line is a cell phone in her coat pocket.
Marisol Jimenez opens the Coleman Boulevard studio, and East Cooper becomes half our buyer work within two years.
Theo Whitmarsh starts the commercial desk on King Street, and the Sullivan's Island room opens on Middle Street.
410 closings led, 96 doors managed, and the same rule: one named agent from the first conversation to the closing table.
You work with one named agent from the first conversation to the closing table. They answer their own phone.
