What this actually
looks like

We manage 96 doors across the peninsula, West Ashley, James Island and Mount Pleasant. That is deliberately small. It means the person who leased your house is the person who answers when the water heater goes.

Owners get a single monthly statement, a named manager, and a maintenance policy with a spending limit you set. Nothing above that limit happens without your approval unless it is a genuine emergency.

    A written rent opinion based on what comparable homes actually leased for in the last 90 days.

  • Marketing and tenanting

    Photography, listing syndication, showings and screening, with the vacancy tracked in your portal.

  • Screening you can see

    Credit, income at three times rent, employment and previous landlord references, summarised for you before approval.

  • Maintenance coordination

    Licensed and insured trades, a spending limit you control, and photographs of completed work.

  • Monthly statements

    Rent, fees, invoices and a running annual summary your accountant can use at tax time.

  • Inspections

    A documented interior inspection twice a year and a drive-by each quarter, with photographs.

How it runs,
step by step

Five stages, each with a named owner and a date. You always know what happens next.

  1. 01

    Walkthrough

    We visit, note deferred maintenance and give you a rent opinion and a readiness list.

  2. 02

    Prepare and list

    Turn work, photography and a live listing, typically within seven days of the home being ready.

  3. 03

    Screen and lease

    Showings, applications, screening summary for your decision, then signing and deposit collection.

  4. 04

    Manage

    Rent collection by the fifth, maintenance inside your limit, inspections twice a year.

  5. 05

    Renew or re-let

    A renewal recommendation 90 days out with local comparable rents and a turnover cost estimate.

You set a spending limit, commonly $400. Anything below it we handle and show you the invoice. Anything above waits for your approval, except where a delay would cause damage or leave residents without heat, water or security.

Rent is due on the first and late after the fifth. Owner disbursements leave on the tenth, with the statement attached.

No. Charleston's short-term rental rules are strict and enforcement is active, so we only manage long-term leases of twelve months or more.

We will give you an honest read on whether to sell tenanted or vacant, and our sellers who have managed with us for a year pay the Classic listing fee.
