Selling your home

What this actually
looks like

Most Charleston homes have one honest first week on the market. Our job is to make sure the house is styled, lit, priced and marketed before that week begins, rather than fixing it on the fly in week three.

Every listing gets a written pricing opinion, a styling walkthrough, architectural photography and a launch calendar. You choose the program that suits the property, and the fee is agreed in writing before anything is booked.

What is in the service

  • Written pricing opinion

Comparable sales, current competition and the pending pipeline, explained page by page instead of handed over as a number.

  • Styling walkthrough

Our stylist spends a half day with you on what stays, what goes to storage and which three rooms earn the budget.

  • Architectural photography

Morning and dusk sets, a floor plan, and drone frames where the marsh or harbor view is part of the story.

  • Launch calendar

Broker preview, a private Thursday showing window and the public open house, scheduled before we go live.

  • Weekly seller report

Showings, feedback, saved searches and what we recommend changing, every Monday by noon.

  • Negotiation and closing

Offer review side by side, repair negotiation, appraisal support and a closing coordinator who chases the lender.

How it runs,
step by step

Five stages, each with a named owner and a date. You always know what happens next.

  1. 01

    Valuation visit

We walk the house, note what buyers will flag, and deliver a written opinion of value within three business days.

  2. 02

    Prep window

Two to four weeks of styling, touch ups and trade work, with a scope and costs agreed up front.

  3. 03

    Photography and copy

Photos, floor plan and a written description that sounds like the house rather than a brochure.

  4. 04

    Launch week

Broker preview, private showings, open house, and daily feedback while attention is highest.

  5. 05

    Negotiate and close

Offers compared on terms rather than headline price, then 30 to 45 days of paperwork we manage for you.

Allow two to four weeks of preparation before launch, then a sample average of 27 days on market across our 2025 listings, then 30 to 45 days to close. Historic and waterfront homes usually take longer.

No. We style what the camera and the buyer see first: the entry, the main living space, the primary bedroom and the porch. Most sellers spend far less than they expect.

We will tell you honestly which repairs return more than they cost. Sometimes the answer is to sell as is and price for it, and we will say so.

Yes. We coordinate showings around the lease, keep residents informed, and market to both owner occupiers and investors.
